What this site is
Bricks ’N’ Mortar is an independent UK site that appraises property listings for investors. Search a town and every listing comes back with what it would be worth refurbished, what the work and the fees would cost, the stamp duty for how you are buying, and the most you could pay and still make the return you asked for.
Where the figures come from
- End values from HM Land Registry recorded sales near each property, matched by type and size and taken at the upper quartile, because the figure is what the property is worth finished.
- Refurbishment costs from a room-by-room schedule at a light or heavy level of work, with professional fees and a contingency on top.
- Stamp duty from HMRC's published bands for England and Northern Ireland, according to whether a company or an individual is buying.
- Listings from a property data provider. The photographs and descriptions are the agents' own; the figures beside them are ours.
Every step is explained, with the thresholds and the defaults, and every assumption can be changed on the page.
What it is not
Estimates, not advice, and not a valuation. Nothing here is financial, investment, tax, legal or valuation advice, and using it does not create a professional relationship of any kind. Every figure is a starting point for your own due diligence: check the comparables, get real quotes for the work, and take professional advice before committing to anything.
How it is paid for
Advertising. There is no account, nothing to buy, and no charge for using it. That is also why nothing on this site depends on who you are: there is no sign-in and no profile.
