What you can rely on, and what you cannot

Bricks ’N’ Mortar produces estimates to help you decide what is worth a closer look. It does not produce advice, and nothing here should be the last step before you commit money.

These are estimates

Every figure on this site is worked out from public data using stated assumptions. The end value comes from recorded sales near the property. The refurbishment cost comes from a rate card, not from anyone who has been inside. The condition comes from reading the estate agent's own words and photographs, which are written and taken to sell the property.

All of that can be wrong about any particular house. A survey, a builder's quote and a valuer will tell you things this tool cannot know — what the roof is doing, whether there is damp behind the plaster, what the neighbours are like.

This is not advice

Nothing on this site is financial, investment, tax, legal or valuation advice, and using it does not create a professional relationship of any kind. We are not regulated to give advice on property investment or on borrowing, and none of these figures should be treated as though we were.

Stamp duty in particular is worked out from published rates and the assumptions you choose. It is an estimate to plan with, not a tax calculation, and Scottish and Welsh transactions are taxed under different systems this tool does not yet model.

Where the data comes from, and its limits

Where there is not enough evidence to value a property, the tool says so instead of guessing. A refusal is not a judgement about the property.

Using the site

Use it for your own property research. Do not use it in a way that damages the service or stops other people using it, and do not attempt to break into it or misrepresent its output as a professional valuation.

The site is provided as it is. We do not promise it will always be available, always be correct, or always work the way it does today.

Liability

Property decisions are yours. To the extent the law allows, we are not liable for losses arising from decisions made using this site — including a purchase that turns out worse than the figures suggested, or an opportunity missed because the figures were pessimistic.

Nothing here limits liability where the law does not permit it, including for death or personal injury caused by negligence, or for fraud.

Advertising

Advertising pays for this site. Adverts are supplied by an advertising network and are not recommendations — an advertiser appearing beside a property has no connection to it, and no advertiser influences any figure the tool produces. That independence is the point: an appraisal that could be bought would be worth nothing.
