How every figure is worked out
The end value comes from recorded sales near each property, the costs from a room-by-room schedule, the stamp duty from who is buying, and the last figure is the most you could pay and still make your return. Every step is explained, and every assumption can be changed.
BMV is below market value: a property whose asking price already returns your target without work. VA is value add: one that needs work and is worth buying once it is done. A dash means nobody has searched there yet.
